    Why This Deck Had to Be Rebuilt the Hard Way

    When a homeowner calls us out because their deck or porch feels a little off, they usually expect a few loose deck boards or maybe a rusty screw that needs replacing. But when I walked up to this job, you could see the structural problem before you even stepped foot on the stairs. The entire deck frame was out of plumb, and the floor had a noticeable pitch toward one corner.

    If a deck isn't level, it isn't just an cosmetic issue. It means the load-bearing points under the structure are moving. On this project, we had a classic case of a deck built on borrowed time, tied directly into the house, and falling apart from the ground up. Here is a look at how we evaluated the damage, made the work area safe, and rebuilt the entire frame the right way.

    What We Saw When We First Got There

    The first thing that jumped out was the vertical support posts. Every single one of them was sinking down into the soil and the old porch area underneath. On the far side, it was the worst. That corner had dropped several inches compared to the ledger board attached to the house.

    When support posts start sinking, it triggers a chain reaction across the entire structure. A standard deck load travels down through the decking boards, into the joists, across the carrying beam, down into the posts, and finally spreads out into solid concrete footings. On this job, the original builder skipped proper footings or poured thin concrete pads that cracked and washed out under water exposure.

    As those posts sank into the mud, the load started pulling on everything attached to them. The joists were twisted, the outer rim board was bowing out, and the handrails were leaning. Even worse, because this deck frame was tied directly into the structure of the house, that sinking motion was putting uneven strain on the home's rim joist and siding. If a deck settles enough while still anchored to the house, it can pry away from the band joist or tear up the exterior wall framing. It was an immediate safety issue that required a complete teardown.

    Why a "Simple Fix" Wasn't an Option

    Homeowners often ask if we can just stick a hydraulic jack under the sagging corner, pump it up, and slap a new 4x4 post underneath. It sounds quick, cheap, and easy. But in the trades, we know that a quick jack-and-patch on a sunken, house-tied deck is a recipe for disaster.

    First, you cannot lift a frame that has spent years twisting and settling without causing serious structural cracking. The wood fibers in the joists and beams adapt to that crooked position over time. If you force that frame back up to level, you will split old joists, snap rusted fasteners, and loosen the ledger connection at the house wall.

    Second, the old frame was tied directly into the house framing. It wasn't just hanging on a standard ledger board with lag screws. The original framing extended straight into the house structure, interlocking with the building's floor system. You cannot simply cut one section away or lift it without risking damage to the house framing, flashing, and interior drywall.

    When a frame is built this way and starts sinking, you have to take the whole thing apart. Attempting to save rotted, twisted, improperly anchored lumber is just putting new money over old problems. The only safe path forward was a full teardown down to the house interface, followed by a properly engineered rebuild.

    How We Temporarily Supported It

    Before you put a demolition bar or a saw to a frame that is tied to a house, you have to stabilize the structure. You can't just start knocking out posts and tearing down joists, or the entire overhang or section of the house linked to that frame could come down on top of you.

    We set up a temporary shoring system to take the load off the sinking posts before demo started. We built temporary support walls using doubled-up 2x6 top and bottom plates with 4x4 vertical studs set every two feet. Underneath those walls, we laid down thick, heavy mudsills - flat timber pads - to spread the weight evenly across the ground so our temporary legs wouldn't sink into the dirt like the old posts did.

    We used heavy-duty adjustable screw jacks to bring the temporary walls snug against the frame overhead. We weren't trying to jack the whole deck up six inches to make it level right then. We were simply transferring the weight of the structure off the old, sinking posts and locking it onto our temporary support system.

    Once those screw jacks were tightened down and braced diagonally with 2x4s to prevent kickouts, the weight was secure. That gave the crew a safe environment to work under while they cut away the old posts and frame without worrying about a structural collapse.

    The Demo and the Surprises

    Once the temporary supports were rock solid, the guys came in and started demoing the old deck. Teardown work always reveals the true history of a structure, and this one had plenty of bad surprises hiding under the top boards.

    As we stripped off the old decking and exposed the frame, we found extensive wood rot along the top edges of the joists. Water had been sitting in the seams between the deck boards and joists for years with no self-adhering joist tape to protect the bare wood. The framing nails holding the joists together were so rusted through that you could pull joists apart by hand in some spots.

    The biggest issue was right where the deck met the house wall. Because the frame was tied into the house, water had been running back down the sloped, sunken deck boards and pooling right against the siding. We found missing Z-flashing, rotten rim joists on the house, and rusted fasteners that had lost almost all their holding power.

    The posts that were sinking didn't even have proper concrete footings below the frost line. They were resting on flat patio blocks buried just an inch or two under the dirt. Over time, rain runoff from the roof poured down right next to those blocks, turning the soil into mud and letting the heavy posts push straight down into the earth.

    Getting Creative With the New Frame

    Once the old lumber was cleared out and taken offsite, we had to solve the puzzle of framing the new deck. The main challenge was dealing with the existing house connection point where the old structure was integrated into the building.

    We couldn't just bolt a standard ledger board over rotted house rim joists. First, we repaired the house framing, putting in fresh lumber, applying self-adhering waterproofing membrane, and installing custom metal Z-flashing to guarantee water would shed away from the house wall permanently.

    To handle the structural transition from the house to the new deck, we got creative with our cantilever and post placement. Instead of tying the new floor joists directly into the interior floor system of the house - which creates an easy pathway for rot and cold air - we modified the design to use a code-compliant, ledger-hung system supported by brand-new, independent footings.

    We dug new footing holes down four feet deep, well below the frost line, and poured heavy concrete piers topped with adjustable metal post bases. These metal brackets keep the bottom of the new 6x6 pressure-treated posts raised an inch off the concrete, so the wood never sits in standing water.

    For the new frame, we used heavy 2x10 joists spaced 16 inches on center, secured with structural framing screws and heavy-gauge hurricane ties instead of standard framing nails. We made sure the frame was pitch-perfect, sloping slightly away from the house at a quarter-inch per foot to keep water moving off the structure.

    What Homeowners Should Watch For

    A deck failure doesn't happen overnight. Bridges, porches, and decks usually give off warning signs long before they fall down. If you want to catch structural problems before you end up needing a massive tear-out, here are the main red flags to look for on your own property:

    • Sagging or uneven floorboards: Place a level on your deck or look along the board lines. If you see a dip or a tilt toward one side, your support posts or footings may be failing.
    • Bounce or springiness underfoot: A solid deck should feel stiff when you walk on it. If the floor feels spongy or bounces, your joists are undersized, rotted, or pulling away from the beam.
    • Posts sinking or tilting: Look closely at where your wood posts meet the ground or concrete. If the post is sunk into the dirt, cracked at the base, or leaning out of plumb, the support below it has failed.
    • Wobbly handrails: If you grab a handrail and the whole side of the deck shakes, the rim joist or post attachment bolts have loosened, rusted through, or rotted out.
    • Water pooling or wood discoloration: Dark staining on wood, fungal growth, or water standing near the house wall means drainage is failing and rot is setting in.
    • Gaps at the house wall: Check the seam where the deck meets the siding. If you see a growing gap between the deck frame and your house, the ledger board fasteners are pulling out.

    Doing a job like this the hard way is the only right way to do it. We could have tried to jack up the sagging corner, put a shimming block on top of a rotten post, and called it a day. It would have saved time, but it would have failed within a year or two and put the homeowner in danger.

    By putting in temporary supports, demoing the rotted structure safely, fixing the house interface, and pouring deep concrete footings for a brand-new frame, we gave this home a solid, safe structure that will last for decades. All in all, it came out nice, perfectly level, and built strictly to modern building codes.
