It is a ground-up build, from site work and foundation through framing, mechanicals, finishes, and landscape coordination, with our team managing the schedule and the trades from the first excavator on site to the final certificate of occupancy.

We start with a pre-construction phase before any dirt moves. That means sitting down with you and, when appropriate, your architect or our design partners to translate lifestyle into square footage: how many bedrooms, how the kitchen connects to the living space, whether you want a first-floor primary suite, how a home office or in-law space fits in, garage size, mudroom flow, ceiling heights, and where the natural light lands during the parts of the day you are actually home. We pair that with a real budget conversation early, so the design does not outrun what you want to spend.

Site work in central Massachusetts is rarely simple. We evaluate ledge, wetlands setbacks, septic and well requirements in unsewered towns, tie-in feasibility where municipal utilities are available, driveway grades, and how the house should sit on the lot for solar orientation, drainage, and privacy. We coordinate perc tests, engineered septic designs, board of health approvals, conservation commission filings when needed, and the building permit itself.
